Situated in a unique location on the coast at Cliff House Holiday Park, in an Area of Outstanding Natural Beauty, Lodge 74 is a nature lover's dream!
The lodge is in an ideal location in a cul-de-sac in a quiet part of the park at the north end, just 130 metres from the cliff top. To the north is woodland, to the east the North Sea which can be seen from the decking and from the lounge area. To the south is a very large pond which laps onto the garden in front of the decking. On the west side is a grassed area with a bark chip path.
The decking is substantial, with the main part being south facing and overlooking the pond. A smaller decked area on the east side of the lodge is fully covered and is an excellent place to sit on a summer's evening, rain or shine.
The unique location means an abundance of wildlife. We have been visited by badgers, muntjac, toads and numerous garden birds including Blue Tits, Coal Tits, Great Tits, Long-Tailed Tits, Robins, Goldfinches, Woodpeckers and even a Curlew. Moorhens are breeding each year on the pond and the chicks often visit for food. There are 2 nest boxes with cameras which are wired in to the lodge and these have had blue tit chicks in every year, which are a joy to watch.
In the garden area to the north there is a summerhouse which overlooks the woods and a large shed with workbench.

Miscellaneous
The lodge is built to residential specifications BS3632 which means that the structural strength, insulation, fire-proofing etc meet rigorous standards making it suitable for year-round living. It has full central heating powered by a Bosch Worcester boiler run from propane gas (4 x 47kg bottles) and there is an electric flame effect fire in the lounge as an alternative form of heating so keeping warm is no problem. We use 12 bottles of propane a year to run the heating, hot water and gas hob. At current prices this works out at £80 a month. Electricity is currently 27p per unit and the ground rent is £6,500 per year. The lodge has a lease of 96 years remaining. The park closes for 6 weeks of the year from early January to mid-February.
A phoneline is connected providing broadband at a speed of 20Mb/s. Fibre is available and can be installed with very high speeds up to 800Mb/s.
